Johnson Controls' Metasys runs a large share of the institutional buildings in the Phoenix metro: school districts, hospitals, city and county facilities, universities and office towers, many of them installed with YORK equipment as a package. Facility Explorer serves mid-size and light commercial buildings through contractors, Verasys serves small buildings with JCI equipment, and PENN controls sit on refrigeration and HVAC equipment everywhere. Metasys Generations and the JCI Platforms
Metasys has been through decades of generations — N1 and N2 networks with NCM and DX-9100 controllers, then NAE and NCE engines with FEC and other BACnet controllers, and the current Metasys releases with their web interfaces and analytics. Phoenix has buildings on every one of them, and the oldest are the hardest to support. Facility Explorer uses much of the same controller hardware with a contractor-oriented workstation. Verasys targets small buildings with JCI rooftops and splits. PENN thermostats, pressure controls and electronic controllers are the component-level layer on refrigeration and HVAC equipment.
What Goes Wrong
Legacy N2 controllers fail and their replacements require migration to BACnet; NAE and NCE engines age out and their operating systems fall out of support; field controllers, sensors and actuators fail in hot Phoenix plenums and on roofs; databases accumulate overrides and orphaned points; sequences drift from design as tenants and contractors make changes; and servers and workstations become inaccessible when passwords and licenses are lost with staff turnover. The mechanical symptoms — hot zones, simultaneous heating and cooling, equipment running around the clock — are what the building notices.
