MagicPak builds the self-contained, through-the-wall packaged unit that gives each apartment, condominium or hotel room its own complete heating and cooling system in a closet, with condenser air drawn and discharged through an exterior wall louver. The M-Series is the current family. For multifamily developers it eliminates rooftop equipment, refrigerant piping and shared systems; for property managers it means one small system per unit, replaceable without touching the neighbors. Phoenix has apartment communities, condominiums and senior-living properties full of them. Bleuwave services MagicPak equipment as an independent contractor, without dealer affiliation.

The through-the-wall design has a Phoenix problem: the condenser rejects heat through a louver in the exterior wall, and on a west-facing wall that louver is in afternoon sun with the wall's radiant heat behind it. Units on the hot side of a building work harder and fail sooner than units on the shaded side, and a maintenance program should know which is which.

The M-Series and Its Application

M-Series units combine a cooling section, gas or electric heating and a blower in a vertical cabinet designed for a closet installation, with a louver assembly through the exterior wall for condenser air. Cooling-only, gas-heat and heat-pump versions cover the range of multifamily needs. Ductwork from the closet serves the apartment. The units are compact, serviceable from the closet, and replaceable one at a time.

Phoenix Service Patterns

MagicPak units in the Valley fail from heat on the condenser side and neglect on the indoor side. Condenser coils behind exterior louvers foul with dust and, in older communities, with landscape debris and lint; sun-facing units run at high head pressure and consume capacitors, contactors and compressors. Indoor coils and blowers load with apartment dust because filters are changed only when residents remember. Condensate drainage failures stain closets and floors. Louver assemblies corrode and block airflow.

We service MagicPak fleets on schedule for property managers — coil and blower cleaning, filter service, electrical inspection, refrigerant verification, drainage checks — with per-unit condition reporting so replacements are planned by building and exposure rather than by complaint.

Replacement

Because the units are self-contained and sized to a closet, replacement is a one-apartment project: remove the old cabinet, set the new one, connect ductwork, gas or electric service and drain, verify the louver and commission. Newer M-Series units improve efficiency and can often be installed in the existing closet with minor adaptation. We plan fleet replacements by exposure and age so the west-facing units on the top floor are replaced before they fail in July.

Yes. We run scheduled fleet maintenance for multifamily and senior-living properties with per-unit reporting, and we plan replacements by building and exposure.

Why do the units on one side of the building fail more often?

Sun exposure. West- and south-facing louvers reject condenser heat into afternoon sun and a hot wall, running those units at higher head pressure. They wear out first and should be prioritized for replacement.
